If you work in lettings finance, you've played this game. You just didn't know it had a name.

Every reconciliation has its regulars. The balance that's been "slightly off" since before anyone currently on the team joined. The float nobody can explain but nobody wants to touch. The works order that's been open so long it's started to feel less like an error and more like a permanent feature of the business.

We built this bingo card from what we actually see when we go into lettings agencies to look at client accounts. Every square is something we've encountered, usually more than once, usually in the first hour.

Mark off every square you recognise from the last six months. Three in a row and you've earned a strong cup of tea. Full house and we need to talk.

None of this happens because anyone is careless. Client accounts in lettings are genuinely complex, money moves between landlords, tenants, contractors and the agency constantly, and every migration, system change or staff handover adds another layer.

Most of these squares started as a small, sensible workaround. They just never got unwound.

The problem isn't any single square. It's what happens when enough of them stack up. Reports that can't be fully trusted. Conversations with landlords that feel slightly riskier than they should. A nagging sense that if someone looked closely, they might find more than one thing that needs explaining.
